The cluster, not the town

The Town of Haymarket is small. The housing that actually has basement wells sits in ZIP 20169 and spills into Gainesville (20155) and Bristow (20136): owner-occupied colonials, HOA streets, and a new-construction corridor that has been handing buyers builder-grade wells for years.

Neighborhoods we mean when we say “here”

  • Dominion Valley — gated, HOA plus club, design guidelines, a lot of finished basement stock. A yellowed dome at the well looks like settlement day never ended.
  • Heathcote Village — Del Webb, still selling in 20169. Some villa plans include a basement. Grandkids and dogs still find a well.
  • Brookside — Bristow, trees, lawns, and wells that collect October.
  • Carter’s Mill, Regency, Piedmont, Virginia Gateway — same western-PWC pattern. Mention the community in the quote notes; it helps the installer know the curb conversation.

Clay, grade, and why the drain matters

This is Piedmont clay, not a sandy Tidewater lot. Water sits. A well without a working drain, or a cover that funnels leaves into that drain, is how a finished basement gets a wet sill. The cover is one piece. Grade away from the wall is another. We only refer the cover (or a well-and-cover job). We do not regrade the yard.

Nokesville (20181), Catharpin (20143), Innovation, Bull Run, Broad Run (20137), Greenwich, and the Manassas / Manassas Park edge are the same installer drive. If your well is there, say so. If you are in Richmond or on the Eastern Shore, this is the wrong site.
